Water Heater Leaking? What to Do Right Now
A leak can be a simple valve fix or a tank that needs replacing today. Where it's leaking from tells you which — and what to shut off first.
Do this first
Before anything else, stop the water and shut the heater down:
- Turn off the cold-water supply valve on top of the heater (turn the handle clockwise, or the lever a quarter turn).
- Electric heater: switch off its breaker at the panel.
- Gas heater: turn the gas control knob to "Off."
- Then call us — pooling water under the tank means it can fail suddenly.
What a Water Heater Leak Means
With a water heater leak, the location of the leak tells you almost everything. A drip from a fitting or valve up top is often a straightforward repair. Water pooling under the tank usually means the tank itself has corroded through — and that can't be repaired, only replaced.
Either way, water near a heater does not get better on its own, and a failing tank can go from a slow drip to a flood without much warning. The first move is to stop the water and the power or gas, then find the source. Here's how.
Where the Leak Is Coming From
From the bottom = tank corrosion
Water pooling under the tank usually means the inner tank has rusted through. Tanks can't be patched — this is a replacement, and sooner is better before it lets go.
Temperature & pressure (T&P) valve
The safety valve on the side discharges if pressure or temperature climbs too high. A dripping T&P can mean thermal expansion, a too-high temp setting, or a failed valve.
Drain valve or supply fittings
The drain valve at the bottom or the supply connections up top can loosen or fail. This is often a repair rather than a full replacement.
Condensation (not a leak)
On a new or hard-working heater, condensation can look like a leak. We confirm it is actually leaking before recommending anything.
