What we do on new construction and remodels

On a new build, an addition, or a gutted kitchen or bathroom, Johnson Bros. installs the plumbing in two passes: the rough-in while the framing is open, and the fixture set once the walls and floors are finished, with the inspection between them.

Rough-in: drain, waste and vent

The drain, waste and vent system goes in first because it is the part that cannot be moved later. Every fixture gets a trap, a drain sized for what it carries, and a vent that runs to the roof or ties into a vent stack, so the traps hold water and the drains do not gurgle. On a multi-story build the stacks are set before the branch lines; on a remodel the existing stack decides where the new fixtures can go. The system is capped and filled or air-tested for the inspector.

Rough-in: water supply

Hot and cold supply is run to every fixture location with shutoffs where they will be reachable, sized so that running a shower and a washing machine at once does not starve either. Where the house will have a tank or tankless water heater, its location, venting and recirculation are planned at this stage, not after the drywall. Supply lines are pressure-tested before they are closed in.

Gas piping

In Massachusetts gas fitting is part of the plumbing license, so the same Master Plumber license we work under, PL #17034-M, covers gas line and gas appliance work. The gas line for the range, the dryer, the boiler or water heater, and any outdoor grill or fireplace is sized for the total load, run during the rough-in, and tested before the walls close. The gas line page covers the same work on an existing house.

Fixture set and final testing

Once tile, cabinets and flooring are in, we return to set the toilets, faucets, tubs, showers, sinks and appliances, connect the water heater and any gas appliances, and run every fixture to check for leaks, drainage and pressure. That is the point at which the plumbing becomes the homeowner's, and the same kind of everyday work covered on the general plumbing page takes over from there.

How we work with general contractors and homeowners

With a general contractor, we work from the plans and the construction schedule and report to the GC; with a homeowner running their own remodel, we take the role of walking the space, writing the scope, and telling you what the other trades need to leave for us.

With a GC or builder

We read the plumbing sheets, flag anything that will not pass or will not fit before the framing goes up, and give a written scope and price from the drawings. Rough-in is scheduled around framing and before insulation; fixture set is scheduled after finishes. Changes on site are explained to the GC before they become extra work, so the schedule and the price stay the ones everyone agreed to.

With a homeowner

Most homeowner projects are a kitchen or a bathroom, sometimes an addition. We walk the space with you, say what can go where given the existing stack and supply, and write a scope you can hand to the carpenter and the tile installer. If you want a price before anyone comes out, send photos of the space and the existing plumbing through the free photo and video review and we will tell you what we can see and what we need to measure.

Permits and inspections in Massachusetts

On our Massachusetts jobs, the plumbing and gas work on a new build or remodel is done under a permit and looked at by the town's plumbing and gas inspector at the rough-in stage and again at the finish; we help manage that permit and inspection process so the work stays aligned with the code and the project schedule.

The sequence. The permit is filed with the town before work starts, under the license of the plumber doing the work. The rough inspection happens with the drain, vent, supply and gas lines installed and under test but still exposed, before insulation and drywall. The finish inspection happens after fixture set, with everything connected and running. A job that skips the rough inspection has to be opened back up, which is why the schedule is built around it.

What the inspector checks. Pipe sizing and materials, trap and vent arrangement, slope on the drains, support and protection of the piping, the test on the drain and supply systems, and the gas test. On the finish, fixture clearances, backflow protection where required, and that every fixture drains and holds pressure.

Who deals with the town. We do, for the plumbing and gas permit on our scope. The building permit, and the electrical and other trade permits, belong to the GC or the respective trade. Which town's inspector you get depends on the address; we work in 31 South Shore towns and know the local offices.

New construction plumbing questions

Scope, coordination, permits, and pricing.

Do you work on residential and commercial new construction projects?
Yes. Johnson Bros. handles plumbing for custom homes, additions, multi-family work, and commercial build-outs across the South Shore.
Can you coordinate with my general contractor or builder?
Yes. New construction plumbing depends on timing, inspections, and coordination with other trades, so we work directly with builders and project teams throughout the job.
What parts of the project do you handle?
We handle rough plumbing, water and drain piping, fixture installation, gas piping where applicable, and final testing before turnover.
Do you pull permits and handle inspections?
We help manage the plumbing permit and inspection process so the work stays aligned with Massachusetts code requirements and the project schedule.
Can the same company run the gas line for the range, dryer and boiler?
Yes. In Massachusetts gas fitting is part of the plumbing license, so the same Master Plumber license we work under, PL #17034-M, covers gas line and gas appliance work. The gas piping is roughed in with the water and drain lines and tested before the walls close.
I am remodeling one bathroom, not building a house. Is this the right page?
Yes. A gutted kitchen or bathroom follows the same sequence as a new build: rough-in while the walls are open, inspection, then fixture set once the finishes are in. The scale is smaller; the order is the same.
How is a new construction job priced?
From the plans, before work starts: we review the drawings or walk the space, count fixtures and runs, and give a written scope and price. Site conditions that differ from the drawings are explained before any additional work. For an existing-home repair rather than a build, The $99 service fee sends a licensed technician out to diagnose the problem. Approve the repair on the spot and the fee is not charged at all; decline it and the $99 covers the visit.
