Water coming through your first-floor ceiling. A bulge forming, or a stain spreading. The priority is finding the source and stopping the damage before it reaches framing, insulation, or finished space below.
We find the source — whether it's a bathroom above, a wax ring, a supply line, or a slow joint leak — and stop the damage. Same-day response available.
Time-sensitive: ceiling leaks usually get worse the longer they sit.
A ceiling leak is not a "schedule it next week" problem. The longer water sits, the more drywall, insulation, flooring, and framing can be affected. Call us now and we will review the urgency with you directly.
A ceiling stain tells you water came through — it does not tell you where from. We check the plumbing directly above the stain: toilet, sink, tub, shower supply, drain connections, or bare pipe joints. We do not start cutting until we know what we are looking for.
The priority is stopping the water. That may mean shutting off the supply to a toilet or fixture, replacing a supply line, reseating a wax ring, or tightening or re-soldering a pipe connection. We get the water stopped first.
Once the source is fixed, we assess the ceiling damage and any saturated framing or insulation. We help you understand what needs to dry out versus what needs to be replaced, and whether mold remediation is warranted.
We do the plumbing repair. For drywall patching, painting, or mold remediation, we will point you to the right local contractors. We do not upsell work outside our lane — we fix the pipe and tell you exactly what else needs to happen.
A rocking or loose toilet will eventually fail its wax ring seal. Every flush sends water through the gap. This is the most common source of first-floor ceiling leaks in homes with a second-floor bathroom. Reseating the toilet and replacing the wax ring is a straightforward repair.
Braided supply lines fail. A slow drip from the valve connection or the supply line itself can go unnoticed for weeks behind the toilet or under the sink — until it shows up in the ceiling below. We replace failed supply lines and inspect the shutoff valve condition at the same time.
A slow drip at a PVC glue joint, a corroded copper connection, or a loose trap can leak only when water is flowing — making it hard to catch. We test with the fixture in use and trace the drip to the exact joint.
A deteriorated shower pan liner, a failed tub drain shoe gasket, or a cracked tile grout line can let water migrate slowly under the floor. This is a more involved diagnosis but we know what to look for in South Shore-era construction.
In hot, humid summers, uninsulated cold-water pipes in finished ceilings can drip condensation that looks exactly like a leak. We check for this and recommend pipe insulation where it applies — it's not a leak, but it still damages your ceiling.
South Shore homes commonly have finished basements with the first-floor plumbing running through the basement ceiling. A drip from any connection overhead shows up there. We work with finished ceilings and make minimal access cuts when needed.
We respond to ceiling leak calls across these South Shore communities.
Yes. A water stain means water has already moved through the ceiling assembly. Even if the drip has stopped, the source still needs to be found and the area needs to dry out. If the stain is growing, soft, or actively dripping, call right away so we can tell you the fastest realistic next step.
In South Shore homes with two floors or a finished basement, ceiling leaks almost always come from plumbing above. Common sources: toilet supply line failure, wax ring seal failure (toilet rocking or loose), supply or drain connection leak at a sink or tub, a slow drip at a pipe joint, or condensation from a cold pipe in a humid space. We identify the exact source before opening any walls.
Sometimes, yes — but we try to minimize it. Many leaks can be accessed from above (through the bathroom floor, by pulling the toilet, or through an access panel) without cutting the ceiling from below. When we do need to open the ceiling, we make the smallest access cut necessary and let you know what to expect before we start.
Mold remediation is a separate specialty — we do not do it directly. What we do is stop the leak and dry out the affected area as quickly as possible to limit mold growth. If remediation is warranted, we will tell you and can refer you to local remediation companies who handle the South Shore. The plumbing side is always the first step.
