Toilet Repair & Installation — South Shore MA
A running toilet is a water bill. A leaking one is a floor.
Toilets are the fixture people live with when they are misbehaving, which is what makes them expensive. A flapper that does not seal wastes water quietly and continuously. A wax seal that has failed lets water under the floor where nobody sees it until the subfloor is soft. Neither is a large repair if it is done before the damage, and both are common in older South Shore homes where the fixture is decades older than the bathroom around it.
You probably need this if
- The toilet runs after flushing, or refills on its own without being used.
- Water appears around the base, or the floor near the toilet is soft or discoloured.
- The toilet rocks when you sit down, or the bolts at the base are loose.
- It clogs repeatedly even with normal use.
- The flush is weak, or you have to hold the handle to get a full flush.
What the visit involves
Work out where the water is going
Water at the base can be the seal beneath the toilet, a supply connection, a tank-to-bowl gasket, or plain condensation on the porcelain in a humid bathroom. They look identical on the floor and need different repairs, so we check before replacing anything.
Repairs that are worth doing
Flappers, fill valves, supply lines, tank-to-bowl kits and wax seals are inexpensive parts and a straightforward visit. On a sound toilet these are usually the right answer.
Replacement, when it is honest
A cracked bowl or tank, a fixture that will not stop clogging, or a rocking toilet on a damaged flange can pass the point where repairs are good money after bad. We will say when that is the case and when it is not.
The flange and the floor
A toilet that rocks usually has a flange or subfloor problem underneath, and setting a new toilet on a bad flange just moves the failure a year down the road. This is the part that gets skipped and then repeats.
Installation done level and sealed
New fixture set properly, seal seated once, bolts snug without cracking porcelain, and a check that it flushes and holds before we leave.

Toilet Repair & Installation FAQs
Why does my toilet keep running?
Most often a flapper that no longer seals or a fill valve that will not shut off. Both are inexpensive parts. Left alone a running toilet quietly wastes a substantial amount of water, so it usually pays for the repair on the bill.
Is water around the base of the toilet serious?
It deserves attention even when the puddle is small. It may be condensation, a supply connection, or the seal beneath the toilet. The last one lets water reach the subfloor and the ceiling below, which is where the real cost is.
Should I repair or replace my toilet?
Repair a sound fixture with a failed part. Replace one with a cracked tank or bowl, chronic clogging, or a damaged flange under it. We will tell you which side of that line yours is on before doing anything.
My toilet rocks. Does that matter?
Yes. Movement breaks the seal underneath, and each rock lets a little more water past. It usually means loose bolts, a failed flange, or a soft subfloor, and tightening the bolts alone can crack the porcelain.
How long does a toilet installation take?
A straightforward swap is normally a short visit. It takes longer when the flange or floor beneath needs repair first, which we would confirm and price with you before starting rather than discovering it mid-job.
