Ductless Mini-Split Installation & Service — South Shore MA
The room that is freezing in January and unbearable in July does not need ductwork. It needs its own head.
Johnson Bros. installs, replaces and services ductless mini-splits across Quincy, Abington, Braintree, Hingham and the South Shore — for finished attics, additions, sunrooms, converted garages, and whole homes with no duct runs to work with.
South Shore housing stock is full of rooms that were never part of the original heating plan: a finished attic, a back addition, a three-season porch someone closed in, a bedroom over an unheated garage. Running new ductwork to those spaces is often impossible and usually not worth it. A ductless mini-split solves the same problem with an outdoor unit, a small line set through the wall, and a head mounted in the room itself — and because it works in both directions, the room that never had heat also stops being the room nobody can sleep in during a July heat wave.
What We Do With Mini-Splits
We look at the actual room before recommending equipment — square footage, ceiling height, window exposure, insulation, and where a head can go without dominating the wall. An oversized unit short-cycles; an undersized one runs flat out and never catches up.
Outdoor unit sited where it drains and breathes properly, line set routed with as few penetrations as we can manage, indoor heads mounted level and commissioned before we leave. You get the upfront price before the first hole is drilled.
Every cooling head produces water, and a head that drips down the wall is nearly always a condensate problem rather than a refrigerant one. Drainage is a plumbing question, and it is the part of a mini-split we see done badly most often.
Not keeping up, icing over, dripping, or making a noise it did not make last year — including units we did not install. We diagnose it, explain what we found in plain terms, and price the repair before doing it.
If a unit is past repair, we will tell you that directly rather than selling you a repair that buys a month. Where the existing line set and mounting can be reused, we say so.
Filters, coils and condensate lines are what keep a mini-split efficient. Ask about adding it to the Family Plan alongside the rest of your annual maintenance.
When a Mini-Split Is the Right Answer
- A finished attic, addition or converted porch that the existing system was never sized to reach.
- One room that is always the wrong temperature while the rest of the house is fine.
- A home with no ductwork at all, where adding it would mean tearing into finished ceilings.
- Window units you are tired of hauling in and out, in a house where central air is not practical.
- An aging system you are planning to replace, where you want to look at a heat pump before committing.
It is not always the answer. If your problem is a boiler that keeps failing or a zone that never balanced, that is a heating system conversation, and sometimes a boiler repair is the cheaper and more honest fix. We will say which one we think you are looking at.
Ductless Mini-Split FAQs
What is a ductless mini-split?
An outdoor unit connected to one or more wall-mounted indoor heads by a small line set, with no ductwork. Each head is controlled on its own, so you can condition one room without heating or cooling the whole house. The same equipment both heats and cools.
Can a mini-split heat a New England home in winter?
Cold-climate models are designed to produce heat well below freezing, which is why they are common on the South Shore as a supplement or replacement for older systems. How well one performs in your home depends on sizing, insulation, and where the heads go, which is what the site visit is for.
Do I need one head or several?
It depends on the layout. One head can handle an open first floor or a single problem room such as a converted attic, sunroom, or bonus space over a garage. Homes with closed floor plans usually need a head in each area you want conditioned. We size it on site rather than over the phone.
What does a mini-split cost to install?
It varies with the number of heads, the equipment, and how far the line set has to run, so we do not quote it blind. We charge a $99 service fee for the visit that applies toward the work, and you get an upfront price before anything starts.
Are there rebates for a mini-split in Massachusetts?
Heat pump incentives are the ones Mass Save actively promotes, and the programs and amounts change. Check the current terms on the Mass Save site before you plan around a number, and we can tell you what the equipment we install is rated for.
Do you service mini-splits you did not install?
Yes. Common calls are a unit that is not keeping up, ice on the outdoor coil, a head that is dripping, or a condensate line that has clogged and backed up. Those are diagnosed the same way as any other call, with the problem explained before the repair.
